An eviction notice, or a notice to quit, is a message or letter from a landlord describing a tenant’s breach of the lease agreement and asking them to cure the matter or move out of the property. Generally, an eviction notice may take two forms; curable and incurable. These eviction notice letters cover the reasons for which you may legally evict a tenant from your property. If you’ll notice, each format identifies the tenant, mentions the lease agreement, describes the violation, and offers a possible solution (except the notice for illegal activity). Additionally, they always indicate the landlord’s intention to pursue legal action against the tenant.
Eviction notices begin but don’t complete the eviction process. It is also important to note that housing laws vary widely from state to state. Always consult your state housing laws when drafting a notice.
